House or flat in Belgrade: what to choose for a family

For a family choosing between a city flat and a house in the suburbs near Belgrade, the maths is different from how it first looks. Below we compare price, space, commute and daily life so you can decide what is worth more for you.

You get more for the same money

For the budget that buys a mid-size flat in central Belgrade, the suburbs give you a townhouse with a yard and parking. Prices at the Uplife community range from 200,000 to 350,000 euro for homes of 100 to 150 m² - comparable to a quality flat, but with far more space.

Space and daily life

A townhouse means your own entrance, a yard, parking and no neighbours through the wall. For a family with children that is less noise, more room and a place to play outside - something a flat rarely offers.

Commute to the centre

The main argument for a flat is being close to the centre. But with a good location the gap is small: Uplife is about 25 minutes' drive from central Belgrade. Always check the real driving time, not the distance on a map.

Community and kids

In a gated community a family gets what a flat almost never has: a pool, a sports ground, a playground, a BBQ zone and a secured, fenced complex. Children reach the playground and pool without crossing a public road.

Resale and rental

Houses with a yard in gated communities stay in demand both for resale and for renting to families, so as an investment the format is liquid too.

When a flat still wins

If you need everything within walking distance in the centre every day, or you want short-term rental, a flat still makes sense. For most families who want space and quiet, a suburban house gives more for the same money.
